WHAT TO EXPECT
A home addition is the most structurally complex project a Flagstaff homeowner can take on. Beyond the new square footage itself, you are tying new framing, roofline, foundation, plumbing, and electrical into an existing structure that has to keep functioning throughout construction. Flagstaff’s soil conditions, frost depth, and high-altitude climate add constraints that contractors without local experience are rarely equipped to manage.
Barden approaches every home addition as a design-build project. One team handles everything from your first consultation to the final walkthrough, and a fixed contract price is set only after the complete design is finished and every subcontractor has submitted their bids. Every cost is accounted for before construction begins.
Home additions in Flagstaff typically run 6 to 8 months from first consultation to completion. That includes 4 to 8 weeks of design, 4 to 8 weeks of permitting which runs concurrently with the tail end of design in most cases, and 4 to 6 months of active construction depending on the size and complexity of the addition.

SCOPE OF WORK
Every home addition is different, but here is what most Flagstaff projects include from our team:
Every addition starts with the foundation. Flagstaff’s frost depth and soil conditions require proper engineering before framing begins. Barden coordinates structural engineering and foundation work as part of the overall project scope, managed through a single point of contact from start to finish.
Tying new framing into an existing structure requires careful planning to match the existing roofline, wall heights, and structural load paths. Barden’s project managers coordinate framing sequencing to minimize exposure time and keep the existing home weathertight throughout construction.
For additions that include a bathroom, laundry, wet bar, or any other plumbed space, all rough-in work is scoped and priced before the fixed contract is set. HVAC extension or new zone planning is resolved during the design phase so there are no scope surprises once construction begins.
Panel capacity, circuit planning, and rough-in locations are all determined during design. Lighting plan, outlet placement, and specialty electrical needs are fully resolved before construction begins so the build sequence can proceed without mid-project decisions.
At 7,000 feet, Flagstaff homes require tight building envelopes to perform year-round. Insulation specifications for walls, roof assemblies, and any slab on grade are determined during design to meet energy code and handle the climate..
Flooring, paint, trim, doors, and hardware selections are all made with our in-house design team during the design phase. Finishes are matched or intentionally differentiated from the existing home based on the homeowner’s goals for the finished space.
Investment
Home additions in Flagstaff through Barden typically start at $150,000 for straightforward single-room additions. More complex projects involving significant structural work, multiple rooms, or full bathroom additions typically run between $175,000 and $400,000 depending on the size of the addition, structural complexity, and material selections.
Before design begins, we establish a general investment range based on your goals and what we see on your property. Every structural decision, material selection, and subcontractor scope is resolved during the design phase so that by the time we go out for bids, the number lands where we said it would.
The fixed contract price is set only after the complete design is finished and every subcontractor has submitted their bids. The number you sign reflects actual bids on a fully designed project. Across all recently completed home addition projects, cost variances above the fixed contract price reflect owner-requested scope additions made during construction.

process
Most of the complexity in a home addition is resolved before construction starts. Here is the full sequence from your first conversation to a finished addition.
FREE · NO OBLIGATION
We start with an honest conversation about your goals, your home, and your budget. We give you a general investment range based on your project scope so you have a clear picture of what you are working with before design begins. Most home addition projects move to a design agreement within one to two weeks of this conversation.
4–8 WEEKS
Your in-house designer works with you to resolve every structural and finish decision before construction begins, including foundation approach, framing plan, roofline integration, plumbing and mechanical scope, electrical plan, insulation, and all interior finishes. The fixed contract price is set only after this phase is complete and all subcontractors have submitted their bids.
Fixed Contract Acceptance
Once design is complete and all subcontractors have submitted bids, you receive your fixed contract price covering all labor, materials, permitting, and project management. You review everything, ask any remaining questions, and sign when you are confident. Construction begins from there.
4-8 Weeks
Barden submits for all required permits with the City of Flagstaff or Coconino County once design is complete. Permitting typically runs concurrently with subcontractor bidding so it does not add to the overall timeline in most projects.
8–10 WEEKS
Construction begins with a signed fixed-price contract and a detailed schedule. Your project manager coordinates all subcontractors, manages the sequence, and updates your BuilderTrend portal weekly with photos and schedule information. The existing home remains livable throughout construction in the large majority of addition projects.
PROJECT CLOSE
We walk through every detail together before calling the addition complete. Punch list items are resolved before closeout, and warranty coverage begins at completion.

Yes, and we plan for it from the beginning of the project. The construction sequence is designed to keep the existing home functional and livable throughout the addition build. If your specific project creates conditions that make living on-site impractical, Aaron will be direct about that during the consultation so you can plan accordingly.
Yes. Barden handles all permitting for home additions within the City of Flagstaff and Coconino County. Permit timelines are factored into the project schedule from the start. Flagstaff’s permitting process for structural additions typically runs 4 to 8 weeks and is accounted for in your overall project timeline.
The fixed contract price includes all labor, materials, subcontractor work, structural engineering, permitting, and project management. It is set after the complete design is finished and every subcontractor has submitted their scope. Owner-requested changes made during construction are the only additions to the contract price, and each is priced and approved before any additional work proceeds.
Barden builds home additions throughout the City of Flagstaff and surrounding areas, with completed projects in Country Club, Coconino Estates, Mt. Elden Estates, Forest Highlands, Ponderosa Trails, Central Flagstaff, and Cheshire. We are familiar with the specific permitting requirements, setback rules, and site conditions across Flagstaff neighborhoods.
Barden builds primary bedroom suites, bathroom additions, family room extensions, mudroom and entry additions, garage conversions, accessory dwelling unit additions, and multi-room additions that expand the overall footprint of the home. Every addition is designed in-house and built to a fixed contract price.
A home addition expands the footprint of your home by adding new square footage. A whole-home remodel reconfigures or updates the existing square footage. Many Barden projects include both, with an addition that adds space combined with updates to the existing home to create a cohesive finished result.
EXCELLENT Based on 109 reviews Posted on Mike CunninghamTrustindex verifies that the original source of the review is Google. My experience with Barden Home Builders is from the standpoint of one of their trade sub-contractors. Every job is clean, well organized, and ready for us to do our work. Their jobsites are well managed. I cannot overstate how important that is to help us do a good job for the homeowner.Posted on Jacob LesandriniTrustindex verifies that the original source of the review is Google. We bought in 2023, and we love our house, but it only had one bathroom and we are four humans (and two dogs). In addition to this, the bedroom was always disproportionately larger with respect to the house as a whole. We were not sure what we wanted to do, but we started to do some research and poking around. We were lucky enough to find Barden Home Builders. From start to finish, we always understood what was happening. When we had questions, it was super easy to reach out - it didn't matter what questions we had. What we appreciated the most was how Barden asked us what our budget was - the specific dollar amount - and they then designed our project to meet our needs and be on budget. They met the budget and also the time-line. We love the new bathroom and walk-in closet that connects to our bedroom. It's hard to remember what it was like before - two bathrooms have reduced the overall conflict in our house! Beyond this, everyone who came into our house or did work on our property was kind and respectful. We got to know several folks pretty well, and our kids and dogs have definitely missed Barden since they finished up. The next time we have a project that is beyond our reach, Barden is our first call. Our kids/dogs miss them! And I know it will be quality work.Posted on Amy MaisTrustindex verifies that the original source of the review is Google. Barden Home Builders completed an extensive exterior restoration and renovation of our home outside of Flagstaff, Arizona. The project included replacing and installing new siding, new stucco, as well as painting and staining the exterior walls. Extensive work was also required on a large three car garage and detached shed. We also replaced and added a new gutter system better designed to keep water off the fascia and a new roof. From beginning to end, the Barden team was a class act. Every single detail was covered and implemented in a very timely fashion. The communication was outstanding. The completed project exceeded our expectations. We would give Barden our highest recommendation.Posted on Jesse CollierTrustindex verifies that the original source of the review is Google.
